QUEENS BASEBALL · AUGUSTA REAL ESTATE

I’m Sebastian.
Let’s build a
relationship.

I’m a Division I baseball player at Queens University of Charlotte and a hands-on real estate owner in Augusta, Georgia. I own three properties with seven rental units, and I’m looking to meet people interested in building long-term private lending relationships.

More about me

Baseball has taught me to prepare carefully, stay consistent, and take responsibility for the result. I bring that same mindset to owning real estate.

My hands-on experience spans negotiations, repairs, renovations, furnishing, leasing, and property optimization—including the everyday realities of water heaters failing and coordinating urgent repairs. Across my three purchases, I negotiated a combined $96,000 reduction from asking prices.

I’m here to grow thoughtfully, learn from others, and share the journey. Starting with residential multifamily, my long-term direction is commercial real estate.

01 / HELP THE TRAVELER

A better next step

02 / HELP EACH OTHER

Keep opportunities local

Share dates, budget, guest count, location, and must-have amenities. Members with suitable availability can respond, helping turn missed inquiries into bookings across the network.

03 / GROW YOUR CIRCLE

People who get it

Meet like-minded furnished-rental owners and operators. Don’t own a property yet? You’re welcome to introduce yourself and explore an appropriate role in the community.

PROPOSED REFERRAL MODEL

10%of base accommodation revenue actually collected across the referred stay

The proposed arrangement is operator-to-operator: the eligible referring member receives the fee when their introduction results in a paid stay. Taxes, refundable deposits, cleaning fees, and platform fees are excluded. Extensions, cancellations, attribution, and payment timing must be agreed in writing. Paid referrals are subject to applicable licensing requirements and legal review before activation; joining does not establish fee eligibility or guarantee income.

LET’S MEET

Sound like your kind of network?

Reach out! I’ll personally handle a quick screening conversation to learn about you, your properties or role, and how you’d fit into ASN. If it’s a match, I’ll invite you into our network of operators.

We’re here to be reliable, responsive problem solvers—and have some fun growing together.

Membership is by invitation after screening. Share property links, not guest records or sensitive personal information.

This form opens a prefilled Gmail draft to Sebastian in a new tab. Sign in if needed, then review and send it to request screening. This website does not submit or store your information.

FINANCING RELATIONSHIPS

Good business starts
with a conversation.

Curious about lending to a real estate owner? You don’t need to be an experienced lender to start a conversation. I’d like to learn about your goals, share how I evaluate properties, and see whether it makes sense to stay in touch.

Get to know the owner

Three existing properties and hands-on experience. Relevant documentation can be discussed through an appropriate private due-diligence process.

Understand the property

Property-specific underwriting, intended use, improvement scope, operating assumptions, and repayment options—not a one-size-fits-all pitch.

Ask the questions that matter

We can discuss how a potential loan would be used, how repayment would work, and what could go wrong. Any next step calls for clear documentation and independent review.

Introduce yourselfNo commitment. Just a conversation.

Real estate and lending involve risk, including loss of principal. Property collateral does not eliminate risk or guarantee repayment.

MY PRIORITIES

Long-term holds.
Wealth built through
cash-flowing multifamily.

I’m starting with residential multifamily and working toward commercial real estate. My goal is a growing portfolio supported by diligent preparation, responsible ownership, and relationships that last.

CARE FOR WHAT YOU OWN

“Take care of your properties so your properties take care of you.”

Keep up with maintenance, solve problems promptly, and make improvements that serve the property and its residents. Ownership continues long after closing day.

PREPARE BEFORE YOU PURCHASE

Amat victoria curam.

Victory loves preparation.

For me, that means extremely diligent underwriting before acquisition: reviewing rents, expenses, condition, financing, reserves, and downside scenarios before committing. Preparation is the foundation of every purchase.

$96,000

Negotiated below asking prices

Combined asking-to-purchase price reduction across my three properties. Owner-reported; this is not an appraisal, equity measure, or investment return.

THE APPROACH

Know the market.
Care for the asset.
Think long term.

My primary focus is small multifamily—duplexes, quadruplexes, and residential properties whose operations I can understand and improve.

01

A defined local focus

I grew up in the Augusta area, so this market is personal. I know the city well and focus on neighborhoods connected to employment, education, healthcare, and everyday rental demand.

02

Improvements with a purpose

I prioritize improvements for their potential to increase property value, strengthen rentability, or reduce operating problems. Scope and cost come first: durable finishes, functional upgrades, and essential systems should earn their place in the budget.

03

Strategy matched to the property

Long-term, mid-term, and short-term rentals where appropriate. A hybrid rental strategy aims to optimize income and diversify the portfolio’s tenant mix, while accounting for operating costs, local requirements, vacancy, and demand.

04

Underwriting before commitment

Review the rent roll, condition, financing, reserves, and repayment options. A workable plan needs room for vacancy and unexpected costs.

WHY AUGUSTA

A place I know.
A market with many drivers.

I see Augusta’s mix of healthcare, education, military, technology, and events as a reason to study different rental strategies carefully. These are market considerations, not guarantees of occupancy or returns.

01

The Masters

Augusta National hosts the Masters Tournament, bringing a major international sporting event to the city. I evaluate event-season opportunities alongside year-round operations.

02

A healthcare hub

A broad medical network includes Wellstar MCG Health, home to the region’s Level I adult trauma center. Healthcare is central to my focus on housing for traveling nurses and medical professionals.

Fort Gordon

Fort Gordon houses the U.S. Army Cyber Center of Excellence, with a mission centered on training and developing Signal, Cyber, and Electronic Warfare professionals.
